A loan modification lowers monthly payments on one’s home so that it can be affordable to the home owner who is more or less suffering from a financial crisis. This process can be accomplished even if the borrower is not yet behind his or her mortgage payments, but, foresees that he or she will soon be behind payments due to their financial situation.

Strictly speaking, modification of one’s loan entails a permanent alteration in the amounts, rates, or the terms and conditions of the original mortgage so that the home owner may have a fighting chance to stop foreclosure. After the modification, what the home owner may achieve is a lowered interest rate, lowered monthly payments, or even in some special cases a lowering of the amount of the principal balance.

The whole point of this process of modifying one’s loan is of course to be able to stop decisively the foreclosure of one’s beloved home. And this is now getting a lot of momentum. One might think that there is nothing to be gained by the lender or the bank if they approve these modifications so why should they encourage and help lenders succeed in this process? This is a common misconception. The fact is that right now, things are very different. Back then, mortgages remained as they are until the day the borrower dies, which is why it is called a mortgage stemming from the Greek word mort meaning death. Therefore this loan modification is a landmark thing that has never ever been even conceivable before. So why is this so? The answer is simple. With so many foreclosures happening, the banks are no longer getting any profit from it. They will never be able to sell the foreclosed house at value any time soon because the real estate is flooded with such foreclosures and values have plummeted down. It also takes a whole light more time and man power to just process foreclosure and sell a house through auctions. The bank would rather modify the loan so that the borrower will have a chance of paying it back. This way, everyone will win.

The process of modifying one’s loan can be a bit complicated and long if the home owner chooses to tackle the whole thing by himself or herself. First take into consideration just how many of these modification applications are being filed to the banks right now. Millions of American homes are in danger of foreclosure because of the record breaking economic recession. It can be difficult for the banks and lenders to process all these applications. Getting help from a professional is a big step that can really help the home owner gets a higher success rate in his application for a loan modification. And not only that, there are other benefits as well. Getting professional help will enable the home owner to find the right bargaining tips using legalities and probable infractions that the lender has committed in order to lower truly the amounts and make the modification deal as favorable as possible.
